1. Reservations & Payment
You may book through Airbnb, VRBO, or directly with us via VIP Direct. Platform bookings are paid and processed entirely on the platform. For VIP Direct reservations, we provide a written quote and a secure method to confirm; your reservation is not confirmed until you receive written confirmation from us.
2. Taxes
Stays are subject to Florida transient rental tax and the Highlands County tourist development tax. For platform bookings, applicable taxes are collected by the platform where required. For VIP Direct bookings, applicable taxes are included in your written quote.
3. Cancellations & Refunds
Platform bookings: the cancellation policy displayed at checkout on Airbnb or VRBO applies.
VIP Direct bookings — unless different terms are stated in writing in your booking confirmation:
- Cancel 30 or more days before check-in: full refund.
- Cancel 14–29 days before check-in: 50% refund.
- Cancel fewer than 14 days before check-in: non-refundable.
Refunds are issued to the original payment method. We recommend travel insurance for plans that may change.
4. Check-In & Check-Out
Check-in and check-out times are stated in your booking confirmation. Early check-in or late check-out may be available on request — just text us.
5. Occupancy & Guests
The home sleeps 7+ across three bedrooms. The maximum occupancy stated in your listing or confirmation applies, and only registered guests may stay overnight. The primary renter must be an adult and must be present during the stay.
6. House Rules
- No smoking or vaping indoors.
- No parties or events. This is a residential neighborhood — please be considerate of our neighbors, especially during evening quiet hours (10:00 PM – 8:00 AM).
- Pets: only with our prior written approval.
- Please report any damage or maintenance issue promptly so we can take care of it.
7. Watercraft Use
Two kayaks and a john boat are provided for guest use. Before using any watercraft, the responsible renter must complete the Watercraft Safety and Liability Waiver. The signing renter is responsible for all members of their party using the watercraft. Personal flotation devices are provided and must be worn by non-swimmers (and we recommend them for everyone) whenever on or near the water.

8. Damages & Incidents
Guests are responsible for damage to the home, furnishings, watercraft, or equipment beyond normal wear and tear that occurs during their stay, as described in your booking terms and the watercraft waiver. Please tell us about any incident right away — accidents happen, and early communication makes everything easier.
9. Safety Notice
The property sits on a canal with direct access to Lake Clay in a natural Florida environment. Please supervise children at all times near the water, dock, and fire pit, and be aware that Florida waterways can contain wildlife, submerged objects, and changing weather conditions.
